It solves my dilemma without a doubt. The guy only lives round the corner so I’ll still see it from time to time. I told him everything that needed doing so I won’t be cringing each time he drives past!

Good news, your gumtree experience was better than mine. I did get a sale at a sensible price, but not without the nutters first, you were lucky to get the honest buyer before the nutters appeared.
