No you do not need to sell the house for this one, spray some WD40 on the base where it swivels.

the wd40 will take a little while to work properly. I had a problem with the passanger side door handle sticking out. I used a PTFE based lubricant and it seemed to make no difference to start with but after a few days it's now as good as new.

Try the mirror a few time a day and see if it's still bad in a weeks time.

As Neil says PTFE and Silicon spray are better than WD40 for lubrication.

garden Machine shops sell it also wood working shops as it is used for router cutters

The mirror might need a bit of (very gentle) help to get it moving at he same time as the button is pushed.
They must work by current sensing or something, as one of mine sometimes sticks halfway - once it's stopped, I can't manually move it, the unfold button has to pressed again.

If they're automatic on your car, then just go through whatever process make them fold and unfold and 'help' the mirror at the same time.
